AKA Change Order. A change in scope of work and/or specification(s) during construction of the project, often times instigated by the client in effort to add value to their home. Each A/I Request is accompanied by a revised construction schedule.
BID
A construction industry term used to provide a cost estimate based on completed Plans and Specifications. This term does not apply to Design/Build remodeling.
A nebulous, but quantitative figure often derived during the lead qualification process to determine the reality of performing to the client's expectations.
A Lead or Prospect who has accepted a contract, be it Service Agreement, Design/Build Agreement or Construction Agreement. A client is always a client, even when returning as a Prospect for a Repeat Project.
A legally binding contract detailing payment procedures and all construction-related contingencies, which includes reference to all or some of the accompanying documents: plans, specifications and scope of work.
A document integral to our system providing tailored content including Project description, construction Budget and Design Fees, which unleashes the process by which prospects become clients, budgets become estimates, and programs become projects.
A client actively engaged in the design development of their project. The goal of which is to maintain the expectiation of budget and scope in effort to enter into a construction agreement.
Preliminary investigation during the Design Development to assess questionable conditions of the existing structure.
A scheduled series of meetings whereby the Project Consultant and Designer communicate the space planning, structural details and finishes selected with the Client in preparation for complete documentaion before starting construction.
Project Consultant, Architect and Interior Designer that work together to provide the required standards of design detail necessary to perform the construction of each project, as required.
A firm or relatively firm figure based on obtaining accurate pricing from a set of completed plans and specifications.
A pre-paid amount of design time used to research and report the limitations, anticipated costs and other findings prior to entering into a Design/Build Agreement. May include a Demolition & Discovery Agreement.
FEES
Monetary charges for services rendered or projected involving design labor, 3rd party engineering, construction permits and for non-client relations, expert witness testimony.
First time caller interested in having remodeling work done on their home, who discovered contact information for TR from any number of sources (referral, site sign, neighborhood mailing, web site, etc.).
Anything that is done by the TR staff to encourage its clientele to entrust the improvement of their homes and lifestyles with our firm.
A full or partial set of architectural floorplan views, sections and elevations, interior elevations, inset details and electrical. Produced on D-size plotter paper and organized by sheet number chronologically through construction.
Just because Tenhulzen Remodeling is known for quality and service, doesn't mean we're the most expensive. It's a misleading perception that comes from our honest approach to accurately budgeting the project before it's deisgned.
An internal post-construction meeting of the development team and production team to assess the project's success.
A site meeting at which the Project Manager is introduced to the client and the home, performing the checklist of items necessary to begin construction with complete mutual understanding.
The parameters of the client wishlist, as determined by the Project Description paragraph of the Design/Build Agreement, by which design development is performed.
The encompassing descriptor of the design and construction phases, defined by a minimum of budget and program.
A lead that has made it past qualification. Classified as such for the time between generation of the sales lead sheet and contract signing.
The single list of remaining items developed by the Homeowner and Project Manager during the Walkthrough at substantial completion of the project.
The verbal exchange of information between a qualified TR representative and a lead or prospect in order to generally outline the project program and realistic associated budget parameters. All pertinent information indicated on the sales lead form is to be filled out to best prepare the Sales Consultant.
REPEAT
A returning Client interested in additional work on the same home or a dirfferent home they own.
The time-related outline of a perfectly performed project in an imperfectly performing world. Original copy is distributed to the job file, Project Manager and client. Should the project begin running ahead of schedule, or behind, updates are geneterated during construction and new copies are redistributed.
A document outlining the work being performed in each room of the project by cost code, which accompanies the Construction Agreement.
A Time & Materials contract solution for minor, loosely defined scopes of work requiring little or no design input.
Pre-formatted Excel spreadsheets sorted by cost code, detailing product number, quantity, color, finish and any other pertinent information for accurately identifying specified material.
A point at the trailing end of the construction of the project when the scope of work is completed and finishing touches are being performed.
The ability for a project to meet the short and long-term goals of the household through quality design and product selection, ultimately resulting in a positive return on investement, beit enjoyment, efficiency or resale.
A scheduled meeting a few days prior to completion where the Homeowner, Project Manager and required support staff jointly prepare a final list of remaining items and final payment is requested.
A period of one year following completion of the walkthrough and receipt of final payment during which adjustments, touch-ups and repairs are performed.
